Clearwater Property Group was built around a simple idea — that residential property performs best when it's managed by people who actually run it, not just people who manage it on paper.
“We didn't build a company and then learn the model. We learnt the model, then built the company.”
We've been working in this space since 2018 — operators who spent years running rent-to-rent and rooming house projects firsthand before building the company around what we'd learnt. Signing the leases, furnishing the rooms, answering the tenant calls, fixing the cupboards — we did all of it before we built the systems to scale it.
What started as one property became several. Several became a network. And as the model matured, so did the operation behind it — systems for tenant sourcing, furnishings, maintenance, and professional owner relationships that scaled without losing the hands-on attention that made it work in the first place.
Today, Clearwater operates across Australia, anchored in Victoria and Western Australia and extending nationally through our network of investor-operators. We're not a generalist agency, and we don't pretend to be. We do one thing — long-term residential tenancies run with the discipline of a specialist operator — and we do it well.
The model is simple in concept and demanding in execution — which is why most landlords and agencies don't attempt it themselves, and why it works for the owners and agents who partner with us.
A long-term residential lease is signed directly with the owner. You have a tenant, not a manager — and that tenant happens to be a professional operating company.
Every room is professionally set up — not hostel-style, not IKEA-flat, but furnished to a standard that attracts working professionals and students who stay long term.
Rooms are rented to vetted working professionals, students, and interstate relocators through our managed tenant pipeline. Sourcing, screening, onboarding — we run it all.
Day-to-day operations, maintenance, tenant transitions, inspections — handled in-house so the owner sees predictable rent, and the agent sees a quiet file on the rent roll.
The reason Clearwater works is structural, not emotional. We're genuinely motivated to look after the property — not because we promised to, but because the economics of our business depend on it.
Our income comes from renting rooms at a higher standard than a typical share house. That only works if the property itself is kept at a higher standard. Good condition isn't a nice-to-have for us — it's the entire business model.
Short-term thinking breaks the model. We sign multi-year leases, structure relationships for continuity, and invest in properties we plan to be in for the long run. That changes how we operate at every level.
Owners and agents we work well with tend to bring us the next property, and the one after that. We'd rather be the easy, reliable partner you call first — than the hard-sell operator you deal with once.
Clearwater operates directly in Victoria and Western Australia, and extends coverage nationally through a network of investor-operators trained and active in the same model. If your property sits outside our direct operational footprint, chances are we can connect you with a trusted operator in our network who is.
The result is a single, specialist approach to long-term residential tenancies — applied consistently whether the property is in metro Melbourne, suburban Perth, regional Victoria, or anywhere else in the country.
A short conversation is usually the fastest way to find out. We'll review the property, walk you through what we'd offer, and let you decide from there.
